Cinema VinesSajid Nadiadwala’s production house, Nadiadwala Grandson Entertainment Private Limited, has signed a 28‑month lease for commercial office units in Mumbai’s Andheri West. The agreement, filed with CRE Matrix, sees the company renting two units in the Lotus Grandeur building for a total of ₹2.46 crore, with the lease commencing on 1 August 2026.
The lease, registered on 1 September 2026, will start with a monthly rent of ₹8.27 lakh. The contract stipulates a 5% rent escalation every 12 months, so the rent will rise to roughly ₹8.68 lakh from month 13 and to about ₹9.12 lakh for the final four months of the 28‑month term. A security deposit of ₹30 lakh accompanies the agreement.
The premises occupy the eighth floor of Lotus Grandeur and include two car parking spaces. While the registration documents do not disclose the exact area, the location on Veera Desai Road places the office among a mix of corporate, creative and residential properties that define Andheri West’s commercial scene.
The lease also contains a 12‑month lock‑in period, obligating Nadiadwala Grandson Entertainment to maintain minimum occupancy during the first year. Neither the production house nor the leasing party, Rhea and Dia Enterprises Pvt Ltd, has commented on the deal.
Earlier this year, the same production house purchased two apartments in Mumbai’s Prabhadevi for ₹36.57 crore, including a 2,390‑sq‑ft apartment in Hubtown Twenty Five North and an additional 208‑sq‑ft space, both with two parking spots.
