Cinema VinesSajid Nadiadwala’s production house, Nadiadwala Grandson Entertainment Private Limited, has inked a 28‑month lease for two commercial office units in Mumbai’s Andheri West, according to property registration documents accessed by CRE Matrix. The deal, which began on 1 August 2026 and was formally registered on 1 September 2026, will see the company pay a total of roughly ₹2.46 crore over the lease period.
The leased premises sit on the eighth floor of Lotus Grandeur on Veera Desai Road, a hub that blends corporate offices, production houses and creative businesses. Each unit comes with a monthly licence fee of ₹8,26,875 and a security deposit of ₹30 lakhs. The agreement also includes two car parking spaces.
Rent escalations are built into the contract: the monthly fee rises by 5 % every 12 months. After the first year, the rent will increase to about ₹8.68 lakhs from the 13th month, and for the final four months of the lease it will climb to roughly ₹9.12 lakhs. A 12‑month lock‑in period obliges the company to maintain occupancy for the first year.
Rhea and Dia Enterprises Pvt Ltd, the lessee, could not be reached for comment. The transaction follows a string of significant real‑estate moves by Nadiadwala Grandson Entertainment, including a ₹36.57‑crore purchase of two apartments in Prabhadevi in October 2025 and a lease of two apartments in Lokhandwala Complex in July 2024.
These developments underscore the production house’s growing footprint in Mumbai’s commercial real‑estate market, as it continues to expand its operational base alongside its film‑making ventures.
