Rakesh Roshan leases 5,574‑sq‑ft Mumbai office; monthly rent hits ₹7.3 lakh

Rakesh Roshan, the celebrated filmmaker and father of Hrithik Roshan, has recently secured a 36‑month lease on two commercial units in Andheri West, Mumbai. The units, situated in Commerce Centre off New Link Road in Oshiwara, cover a combined area of 5,574 sq ft and will be occupied by Beingu Studios Private Limited, a content‑production company that delivers material for cinema, television, live concerts and digital platforms.

According to registration documents obtained by CRE Matrix, the lease carries a monthly license fee of ₹7.30 lakh, with a 5 % annual escalation. The fee will rise to ₹7.66 lakh in the second year and to ₹8.04 lakh in the third year. The agreement also includes two car‑parking spaces and a security deposit of ₹10.95 lakh. The leave‑and‑license was formally registered on 9 September 2026.

Rakesh Roshan could not be reached for comment on the transaction. The move adds to a series of real‑estate deals the Roshan family has been involved in over the past year, including a sale of a 1.09‑hectare parcel in Pune for ₹15 crore in January 2026, and a joint purchase of 10 office units in Andheri West for ₹28 crore with HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd in November 2025.

Earlier this year, the Roshan household also leased their Juhu‑Vile Parle Development (JVPD) apartment for three years, a lease expected to generate approximately ₹1.89 crore in rental income. In November 2025, Rakesh Roshan and his wife acquired five commercial office units in Andheri for ₹19.68 crore, while Hrithik Roshan’s sister, Sunaina Rakesh Roshan, bought two commercial units in Andheri East for ₹6.42 crore.

These transactions underscore a growing trend among Bollywood personalities to invest in commercial real estate, seeking higher rental yields and diversified income streams compared to residential properties. The Roshan family’s active presence in Mumbai’s commercial market reflects both strategic asset management and the broader appeal of the city’s prime office locations.
