The properties, located at Commerce Centre off New Link Road in Oshiwara, cover a combined area of 5,574 square feet and include two parking spaces. The lease, registered on September 9, 2026, is with Beingu Studios Private Limited, a content enterprise that operates across cinema, television, live concerts and digital platforms.
The monthly rent is set at ₹7.30 lakh for the first year, rising to ₹7.66 lakh in the second year and ₹8.04 lakh in the third, reflecting a 5 % annual escalation clause. With the three‑year term, Roshan stands to earn a total of ₹2.76 crore from the lease. The security deposit for the agreement amounts to ₹10.95 lakh.
Roshan’s latest property dealings come shortly after he and his wife, Pramila Roshan, leased their apartment in Mumbai’s Juhu‑Vile Parle Development Scheme for a three‑year period, which is projected to generate around ₹1.89 crore in rental income. The couple’s real‑estate portfolio has expanded further with the sale of a 1.09‑hectare land parcel in Pune district for ₹15 crore in January 2026.
These transactions illustrate the Roshan family’s active engagement in Mumbai’s commercial and residential property market, alongside their continued prominence in the film industry.
