Actor Shakti Kapoor and his daughter Shraddha Kapoor have signed a 36‑month lease for a 1,050‑square‑foot apartment in Mumbai’s Mahalaxmi area, paying a monthly rent of ₹2.5 lakhs. The lease, registered on June 26, 2026, takes effect on July 1, 2026 and will run until June 30, 2029. The property sits on the third floor of the Piramal Mahalaxmi South Tower, located on G B Sakpal Marg and San Guruji Marg in Mahalaxmi East.

The agreement, accessed by CRE Matrix, stipulates that the first year’s rent remains at ₹2.5 lakhs per month. It will rise by 5 % in the second year, bringing the rate to ₹2.625 lakhs, and will increase again in the final year to roughly ₹2.756 lakhs per month. Over the full three‑year term, the total rent payable is estimated at about ₹94.58 lakhs. The tenant, Akshat Khetan, has also paid an interest‑free refundable security deposit of ₹7.5 lakhs.

Both parties have agreed to a 12‑month lock‑in period, meaning neither the landlord nor the tenant can terminate the lease during that time without incurring penalties as outlined in the contract. The lease’s 12‑month lock‑in period is a standard clause in high‑value Mumbai rentals, ensuring stability for both sides.

This lease follows a January 2025 purchase by the father‑daughter duo, who bought a 1,042.73‑square‑foot apartment in the same tower for ₹6.24 crore. The purchase was registered on January 13, 2025, and the new lease adds to the Kapoor family’s growing presence in the Mahalaxmi residential development.

The transaction highlights the Kapoor family’s active real‑estate strategy in Mumbai’s premium neighbourhoods. By leasing a second apartment in the same tower, they diversify their holdings while maintaining a foothold in a sought‑after location. The deal also illustrates the high rental rates that Bollywood personalities can command in the city’s luxury market.
