Actor Ronit Roy has signed a five‑year lease for a 950‑square‑foot office on the fourth floor of Vastu Prestige in Andheri West, Mumbai. The agreement, registered on 12 June and set to commence on 10 July, will run until 9 July 2031 and will see Roy receive a total rent of ₹1.39 crore over the term.
Under the leave‑and‑licence contract, the office is being leased to Kerawi Care (OPC) Private Limited, represented by director Vandana Verma. Roy appears as the licensor while the company is the licensee. The monthly rent is ₹2.1 lakhs, with a security deposit of ₹6.5 lakhs. The lease includes a 5% annual rent escalation and a 36‑month lock‑in period for both parties.
Roy will shoulder property taxes, maintenance charges and non‑occupancy fees, whereas the tenant will pay electricity based on actual consumption. The contract makes no mention of a dedicated parking space for the office. The agreement was filed in accordance with CRE Matrix‑verified property registration documents.
This lease is not Roy’s first real‑estate move in Mumbai. Earlier this year, he bought a 4,258‑square‑foot apartment in the Lodha Versova project for ₹18.94 crore, a property that came with four car‑parking spots. A September 2026 Economic Times report noted that the Roy family has expanded their Versova home by acquiring adjacent apartments over the years.
Beyond acting, Roy runs Ace Security and Protection, a security firm that has provided services to Bollywood stars such as Amitabh Bachchan, Shah Rukh Khan, Salman Khan, Aamir Khan and Saif Ali Khan. His most remembered roles include Mihir Virani in "Kyunki Saas Bhi Kabhi Bahu Thi" and Rishabh Bajaj in "Kasautii Zindagii Kay".
